Last century, City Express struck a deal at Dorval to use an unusable
gate that was halfway between security and US customs/immigration area.
That gate had no jetway. Not only that, bu City Express did not make
use of the airport's luggage system for both departing and arriving flights.

They had a large cart on which you'd put your checked luggage. And when
landing at Dorval, you'd exit through departures area and wait for a
city express to bring the luggage cart up to the check in areas where
you could pick it up. This way, they saved mucho money.

But not sure how this would scale to large airlines flying large aircraft.
